A Message from the President

It is hard to believe 2006 is already behind us.  Between neighborhood projects, “honey-do’s”, kid’s baseball, basketball, football, volleyball, tumbling, choir, and a career, it is amazing how quickly time passes us by.

The Overlook Annual Meeting was held at the Falcon Bank on October 29th.  Jim Schuppenhauer was elected to the Board of Directors for a three-year term.  I am now completing my last year and Dewayne Nelson will also serve for two more years.

Association Dues for 2007 were raised by $5/month or $15/quarter to help build-up our reserves by 2009.  Several significant anticipated expenses include; street resurfacing, gate motor, and fence painting.  A $20 discount has been implemented to homeowners who pay the year in full by January 15th.  Additionally, late payments will now incur penalties.

The Board of Directors also comprises the Architectural Review Committee (ARC).  The purpose of the ARC is to ensure property improvements conform to our Declaration of Covenants and Restrictions while being appropriate with the existing homes in the neighborhood.  All plans must be submitted at least 30-days prior to the project start date.  The Overlook Covenants and ARC Request Forms are available on our beautifully redesigned website (Thanks, David Kennedy)!

 A Safety Committee was formed last year and is spearheaded by our very own Colleen Douglas.  Soon we will be receiving custom

decals for our vehicles and we will be installing a new low light camera for the front gate.  Additionally, the Board has agreed to install low cost speed bumps on Walder Trail and is awaiting homeowners input on the appropriate placement.

Legacy Landscape is doing a great job adding mulch to our islands and beds.  A boxwood hedge has been added to the front entry (in an attempt to limit deer food) and dead elaganis bushes will be replaced on Anahuac.  This Spring they will also help us prepare the new beds in our entry way.  An irrigation study and inspection is currently underway and we will be making the necessary repairs and adjustments. We are still looking for “official volunteers” for the neighborhood Landscape Committee in order to develop future enhancements.  At this time, I would like to thank those families that helped us spread over 60-yards of mulch in a record setting pace of under 6 hours – Nelsons, Spiers, Applesons, Tomkewitz, Getmans, Schuppenhauers, Penanos, Bradleys and several others that escape me at the moment.

The beauty of our quiet neighborhood is that we have 59 homes with great people and space to boot.  We do not experience the drama that many of the larger subdivisions experience living on top of one another.  It has been and continues to be a pleasure to serve and we welcome involvement from everyone.  Thank you all for your support and we wish you a prosperous 2007!
